Sellers have an educated and knowledgeable advisor, confidante, and negotiator on their side---their Realtor! As a Buyer, having your own Realtor also gives you the same support, free of charge to you!
Your Buyer’s Agent will keep your personal information, bargaining position, and your ceiling price in absolute confidentiality. Your Agent will also advise you of current market trends and assist you in formulating an offer.
Choosing to allow the Seller’s Realtor to represent you when buying creates a situation in which the Realtor cannot fully represent either of you. The Seller’s Realtor must now become only a facilitator to the Seller and the Buyer to help the transaction take place - they cannot fully advise you, the Buyer, about your offer on the property. You are, in a sense, on your own.
Ø As a Buyer’s Agent, I represent only you, the Buyer. I provide objectivity, relevant advice, effective negotiation, I know how to deal with anything that may come up during offer, and I can explain to you exactly what you are signing on the contract. I make it a priority to educate you on every aspect of your transaction. I will use my expertise in Real Estate to advise you, but I will never make a decision for you.
I will ask what you are looking for in your new home and I will watch the ‘hotsheets’ daily for homes that fit your criteria. The ‘hotsheets’ are updated daily with brand new listings and price changes submitted by all of the Real Estate Agents in Nanaimo about 2 to 3 days before they are entered into the public Multiple Listing Service system. This allows me to alert you immediately of any properties that may be just right for you, before someone else finds it just right for them! Homes that are priced sharply sell quickly and often before they even make it onto the public MLS.
If you are considering new development homes or condo conversions, please be aware that the agent in the office works for the developer, not for you. Taking a Real Estate Professional with you doesn’t cost you a cent, nor will you pay more for the property, but you can be assured that your interests are represented.
It is highly recommended that you get Pre Approved for a mortgage if you will require one. This will set realistic parameters for your home search, thereby avoiding disappointment. I can also provide basic information on mortgage alternatives.
I can assist in providing the names of Mortgage Brokers who will negotiate the best rates for you. They have access to over 400 lenders, and generally are paid by them, not by you. I can also provide the names of Lawyers, Notaries, and Home Inspectors. These professionals have been used by numerous clients of mine with great feedback on their service. I receive absolutely NO incentives/kickbacks in recommending them and you are not obligated to use them.
I also compile a monthly newsletter that will keep you informed about the market, from both the Buyer’s, Seller’s and Investor’s point of view.
